Getting started

What exactly is StatuteFlow?+

A drafting tool that turns your facts into statutory notices for landlords and construction contractors, each anchored to a real, current California code section with its citation. StatuteFlow is not a law firm and does not give legal advice — you choose the document and stay responsible for its accuracy, exactly as self-represented filers do.

What can I do without paying?+

Creating cases and entering facts is free, and every document shows its complete text in preview before you pay anything. You only spend money when you unlock the court-ready PDF — $29.99 one-off, or one unit of a subscription.

Do I need to be a lawyer, or hire one?+

No. Landlords and contractors serve these notices themselves every day, and the forms are written for non-lawyers. If the matter becomes contested — the tenant answers, the owner's attorney calls — bring in a licensed attorney; every generated document says so too.

For landlords

Which notice do I actually need?+

Unpaid rent → 3-Day Notice to Pay or Quit. Ending a month-to-month tenancy → 30/60-Day termination, and under AB 1482 a just cause is required once the tenant has a year there. A fixable lease violation → 3-Day Notice to Perform or Quit. The guided intake chooses from your facts, not a dropdown of jargon.

Is the 3-day period calendar days or business days?+

Since SB 385 (2024), the 3-day pay-or-quit period counts court business days — weekends and judicial holidays are excluded. Miscounting voids the notice, so the form computes the expiration date for you and states the counting method on the document.

Is the notice the same as filing the eviction?+

No — the notice is the prerequisite, not the unlawful detainer complaint. What you unlock is the court-ready notice PDF plus a service packet with proof-of-service declarations for each delivery method California accepts (personal, substitute + mail, posting + mail).

My tenant paid after I served the notice. Now what?+

If they paid in full inside the statutory period, the notice is satisfied and you cannot proceed on it. Corrected or follow-up documents regenerate free within 14 days in the same case — notices die most often on dates and amounts, and fixing those is included.

For contractors

Preliminary notice or straight to a lien?+

Direct contract with an owner over $25,000? Send the preliminary notice within 20 days of first work. Even if you are exempt, the lien itself must be recorded within 90 days after completion or you lose it. The guided form asks for contract size and role and tells you which clock you are on.

Do subcontractors get different deadlines?+

Yes — the 30/60/90-day windows depend on your role and whether a notice of cessation is posted. The intake adjusts required fields to your role so the document reflects your actual deadline, not the general one.

How long does a recorded lien last?+

Six months to enforce from recording (CCP § 8410(a)), extendable by a court petition for up to four more months, and credit agreements or partial payments toll the clock. The generated lien notice prints your enforcement date so you cannot miss it.

What if the owner never got my contract?+

Liens still exist for unpaid work under implied contracts — but proving scope and value gets much easier with documents. The intake lets you describe the work and payment history so the notice states what was performed and what remains owed.

Statutes & accuracy

Where do the citations come from?+

A curated California statute library maintained in our own database — real code sections with section numbers, effective dates and quoted text. Retrieval pulls exact provisions before drafting, and the model writes only from the retrieved law.

What stops the AI from inventing law?+

Three things: the model only sees retrieved statutes (not its memory), output is validated against the citation set before you see it, and if retrieval finds nothing the generation fails loudly with no charge instead of producing a plausible-looking document.

What if the law changed and you missed it?+

Tell support — corrections to affected documents are free within 14 days of purchase, and the statute library carries version history so we can show which law a document was drafted under. You should still verify the citation before filing; the documents say so.

Pricing & plans

How much does a notice cost?+

$29.99 as a one-off with no subscription. Basic ($79.99/mo) works out to $16 per document, Pro ($149.99/mo) to $10, and Enterprise ($299.99/mo) is unlimited. Annual billing takes another 20% off.

Do unused documents carry over?+

Yes — rollover is on by default up to twice your monthly quota, and carried units are used first before they expire at the next month's end. Downgrading or cancelling clears rollover, so use it up before you drop a tier.

What happens when I run out mid-month?+

We ask before we charge: a confirmation shows your plan's discounted overage rate ($24.99 on Basic, $19.99 on Pro) and the document generates only after you confirm. No silent per-unit billing, no surprise month-end statement.

Can I cancel or switch plans?+

Any time. Cancellation stops the next renewal and the current period stays usable. Upgrades are pro-rated immediately; downgrades take effect at period end. Annual plans cancel early with a pro-rata refund minus a 5% fee.

Payments & refunds

How do I pay?+

Card through Stripe or PayPal; Enterprise can request annual invoicing by bank transfer. We never see or store your card number — the processor keeps it.

Why no refund after the document is generated?+

A generated PDF is digital content delivered in full — after that the purchase is final, the same rule stated in the Refund Policy. Before generation, one-off purchases are refundable for 14 days; if a document is rejected for a drafting or formatting defect we fix it free or refund it.

I'm in the EU — what about my 14-day withdrawal right?+

It applies fully until you ask us to generate. Before the first document of a purchase, you see the Article 16(m) consent-and-acknowledgement checkbox: consent to immediate delivery, acknowledge the right is lost for that document, and the record is kept in your billing history. Unused periods of subscriptions remain refundable pro-rata.

Do I get a receipt or invoice?+

A receipt emails automatically with every charge and lives in your billing history. EU business customers with a VAT ID can request a VAT-compliant invoice; reverse-charge B2B invoicing applies when the ID validates.

Your data & privacy

Who can see my cases?+

Only you. Every query enforces ownership, session cookies are httpOnly, data is encrypted at rest, and staff access requires an admin role that is separate from normal accounts.

My tenant's name is in the notice — is that allowed?+

You are the controller for the personal data you enter; use it only as the statute requires and handle served documents with care. Your tenant can also contact us directly: our Privacy Policy gives third parties a route to ask for review of their data in a case.

Is my information used to train AI?+

No. Case facts go to the model provider only to draft your document, provider agreements prohibit retention beyond processing and forbid training on your data, and template-only paths are preferred whenever they suffice.

How do I delete everything?+

Delete cases any time from your account. Closing the account removes case facts and documents within 90 days; billing records stay 10 years because tax law requires it, and backups cycle off in 35 days.

Affiliate program

What does the affiliate program pay?+

20% of every subscription payment your referrals keep for their first 12 months — a Pro referral is worth up to $360 in commission. One-off purchases earn the same rate on the document price.

How do I join?+

Apply on the affiliate page for your tracked link. Sign-ups are reviewed manually to keep spam out, and you get your link by email once approved.

When do I get paid?+

Commissions accrue after each referred payment clears the refund window and pay out monthly to your connected PayPal once you pass the minimum threshold.
